Located within Bronzeville’s historic urban fabric, the site occupies one of the neighborhood’s most visible and walkable stretches of 47th Street.
Strong transit access, established neighborhood activity, and deep cultural significance shape the site. At the same time, aging building stock, evolving retail needs, and demand for housing create pressure for change. Rather than treating the site as an isolated opportunity, the project responds as a connector within the existing street ecosystem.


47th Street Exchange is conceived as a continuation of the street rather than a standalone object.
The framework reinforces historic retail rhythm, introduces new housing without overwhelming the block, and maintains flexibility to adapt over time. These principles align contemporary needs with long-term neighborhood resilience.

Ground-level activity is treated as essential neighborhood infrastructure.
Active storefronts support local entrepreneurship and daily street life. Transparent openings, clear entries, and durable materials create a welcoming edge that encourages movement between sidewalk and interior, restoring the street’s role as a social and commercial gathering place.

Residential units above the retail base introduce much-needed housing directly along the corridor.
Flexible layouts, access to light and air, and private outdoor space support long-term livability. Wood-frame construction enables efficiency, affordability, and adaptability while placing consistent residential presence above active ground-floor uses.


The architectural expression is contemporary, restrained, and grounded in Bronzeville’s material tradition.
Light brick facades reference the neighborhood’s masonry legacy, interpreted through simplified geometry and refined detailing. Wood-toned accents add warmth and human scale, ensuring durability and timelessness without reliance on ornament.

As a targeted intervention, 47th Street Exchange demonstrates how modest-scale projects can catalyze broader corridor revitalization.
By adapting existing building fabric rather than replacing it, the project lowers barriers to development while delivering visible improvement. This incremental approach supports equitable growth and offers a replicable model for other underutilized sites along 47th Street.


The project reflects OAO’s commitment to aligning vision with feasibility.
Zoning considerations, construction logic, and community context were integrated from the outset to ensure the project remained buildable and grounded. Each decision was evaluated for its long-term contribution to neighborhood life as well as architectural clarity.

47th Street Exchange is a starting point rather than a final statement.
It demonstrates how contemporary development can honor history, strengthen community, and unlock future potential through careful, strategic action. The project establishes conditions for incremental growth that is durable, inclusive, and rooted in place.
