Cornerstone Market Hall
A Community Market and Civic Anchor at Cottage Grove Avenue and 47th Place


Located along one of Bronzeville’s most important commercial corridors, the site occupies a highly visible but underutilized corner shaped by narrow parcels, shallow lot depths, and service constraints.
While conventional development approaches struggled to unlock its potential, the location offered a clear opportunity to think at the scale of the block rather than the individual parcel, allowing multiple programs and civic uses to be integrated into a single, cohesive framework.


Cornerstone Market Hall functions as shared neighborhood infrastructure rather than a stand-alone retail destination.
Ground-level spaces are organized around a flexible market hall that supports food vendors, local makers, community programming, and daily gathering. Supporting retail, education, and production spaces expand economic opportunity while ensuring activity throughout the day and year.
Above, a productive rooftop landscape supports urban agriculture, events, and environmental performance, extending the public realm vertically and reinforcing the project’s civic mission.


The ground floor is designed as an active public threshold that prioritizes visibility, access, and daily use.
Transparent facades, multiple entries, and generous sidewalks reinforce walkability and safety while creating a strong connection between interior programs and the life of the street. Open areas support informal gathering and seasonal activity, strengthening the market hall’s role as a neighborhood destination.

The architectural expression balances clarity, warmth, and durability to reflect Bronzeville’s character and long-term aspirations.
A mass timber structural system is paired with high-performance glazing and robust exterior materials. Material choices emphasize longevity and restraint, allowing structure, proportion, and light to define the building’s identity while remaining economical and constructible.


Environmental performance is embedded across the project rather than treated as an add-on.
High-performance envelopes, shading strategies, green roofs, and integrated planting systems reduce heat gain, manage stormwater, and improve comfort. These systems support long-term operational efficiency while contributing to healthy interior and exterior environments.

The site consolidates seven narrow parcels with strict zoning limits, alley constraints, and active service requirements.
Rather than forcing a conventional solution, the design organizes the parcels into a single, efficient footprint that preserves loading and parking while prioritizing active public edges. Clear separation between service and public functions allows the building to operate efficiently without compromising its civic presence.


The project reflects OAO’s integrated approach to complex, community-centered development.
Multiple spatial and programmatic scenarios were tested to align design ambition with real development conditions. Early coordination with consultants and contractors informed structure, systems, and material choices, reducing risk while supporting cost certainty and long-term performance.

Cornerstone Market Hall demonstrates how human-centered planning can transform constrained urban sites into shared civic assets.
By aligning design vision with feasibility, performance, and community needs, the project offers a replicable model for neighborhood-scale development that supports local economies, strengthens public life, and contributes meaningfully to the future of Bronzeville.
