West Ohio House

A Careful Renewal of a Historic West Town Residence

Living With What Already Exists

West Ohio House is a comprehensive renovation of a 1915 residence in Chicago’s West Town neighborhood. The project begins with a simple premise: the value of the house lies not in replacement, but in careful renewal. Rather than pursuing dramatic transformation, the work focuses on strengthening daily use while preserving the character, scale, and material integrity that define the home. Architecture, interior design, and exterior construction are treated as a single, coordinated effort. Each intervention is measured, intentional, and grounded in respect for the existing structure, allowing the house to adapt to contemporary living without losing its identity.

The Value of Renovation

The Value of Renovation

The project approaches renovation as an act of stewardship rather than replacement. Design decisions prioritize longevity, performance, and continuity with the existing architecture.

By focusing on targeted upgrades instead of wholesale change, the renovation reinforces the home’s inherent qualities while allowing it to support modern patterns of living.

Existing Conditions and Investigation

Existing Conditions and Investigation

Working within a century-old structure required detailed investigation of existing conditions. Floor tolerances, wall alignment, structural framing, and original detailing were carefully documented before design decisions were finalized.

This early analysis informed all subsequent work, ensuring that new interventions aligned with the home’s proportions and rhythms while addressing constraints uncovered during construction.

Spatial Clarity and Program Organization

Spatial Clarity and Program Organization

The renovation prioritizes clarity, efficiency, and intuitive circulation. The kitchen was reorganized to improve workflow, sightlines, and connection to adjacent spaces while maintaining visual openness.

Program elements are balanced to support daily routines and informal gathering, allowing the renovated spaces to function as a natural extension of the original plan rather than a departure from it.

Design Approach

Design Approach

The design language is defined by restraint, material honesty, and precision. New architectural elements are intentionally quiet, allowing historic and contemporary components to coexist without hierarchy.

Contemporary interventions remain legible but deferential, creating a calm dialogue that enhances the existing architecture instead of competing with it.

Material, Finish, and Hardware Research

Material, Finish, and Hardware Research

Material selection was guided by extensive research and testing. Finishes, hardware, and furnishings were chosen for durability, tactility, and long-term performance.

Wood species, surface textures, and metal finishes reinforce continuity across spaces. Furniture selection was treated as an extension of the architecture, supporting scale, proportion, and material consistency while aging gracefully within the historic context.

Historic Fireplace Restoration and Integration

Historic Fireplace Restoration and Integration

The renovation included careful restoration of the home’s historic fireplace, reestablishing it as both a functional and visual anchor within the living space.

Original elements were preserved and repaired where possible, with new detailing introduced only as required to meet current performance and safety standards. The result reinforces the fireplace’s role in daily life while respecting its historic significance.

Back Porch Replacement and Exterior Integration

Back Porch Replacement and Exterior Integration

The existing rear porch was fully replaced with a new structure designed to improve durability, code compliance, and year-round usability. OAO provided full architectural design, permitting, and construction coordination.

The new porch strengthens the relationship between interior and exterior spaces, improves access to the yard, and extends the home’s living area while remaining consistent with the scale and character of the house.

Client Collaboration and Long-Term Performance

Client Collaboration and Long-Term Performance

OAO maintained hands-on involvement throughout fabrication and construction. Coordination included contractor alignment, sequencing of trades, on-site review, and resolution of field conditions to ensure design intent was carried through every detail.

Close collaboration with the client shaped decisions at every phase, aligning the renovation with daily use, lifestyle needs, and long-term goals. Durable materials, clear construction logic, and careful detailing position the house for continued use and longevity.

Related Research.

Early design relied on laser scanning and spatial intelligence research to accurately document existing conditions.
